Padbury lies in the county of Buckinghamshire which has a development structure in place to build 17000 new homes from 2001 to 2011. They intend to start on the site in the near future. As well as being placed to benefit from the on going growth and development of the Aylesbury Vale Local Development Framework. Careys new homes Buckingham Park the development which includes a new school and community centre is only 8 miles away from our site. The site is strategically located to benefit from the proposed Berryfields Major Development Area (MDA).
This is were Aylesbury Vale District Council in partnership with George Wimpey UK, Martin Grant Homes and Kier Land Ltd, have proposed a large area South West of Milton Keynes to be used for varying new developments to introduce significant growth as their commitment to the South East Plan. The MDA is an area of 195 hectares of existing villages and countryside.
This land is undergoing major development up to 2011 including the creation of, 82 hectares of new housing, 10 hectares of new business, 13 hectares of new schools, and a link road going East to West joining the A413 to the A41. A new railway station Aylesbury Vale Parkway (at present a freight-only line) is also to be created for commuters to Central London with links North to Bedford and Bletchley.
